The design and construction industry in the US has largely functioned in a design/bid/build mode for decades, but it was not always so. This separation of designers, contractors and owners has unintentionally caused contentious relationships, adversarialism, and inefficiencies across the entire process of getting projects done on time, on budget and with the least amount of anxiety. We believe an integrated approach, which brings the team together from the earliest stages in design through construction and into operations is a much more efficient and pleasant method to deliver the highest performing, most cost effective projects. GBC Members will explain and discuss integrated project delivery from the perspectives of architect, engineer, construction manager and product supplier and the benefits it can bring to your next project.

BUILDING REGULATIONS & YOU: HOW TO MANAGE CHALLENGING COMPLIANCE ISSUES AND PROTECT YOUR BRAND

Every residential building owner or manager in NYC deals with complaints, violations, fines and hearings from time to time. The key to staying out of the headlines and in control of your buildings' compliance is an informed staff and processes for handling issues as they arise. Join compliance experts from SiteCompli and their property management partners for a discussion on how to implement a system for dealing with HPD, ECB, FDNY and more.

Sub-topics to be covered:

  • Handling HPD year-round (complaints, violations, tenant mailings, heat and hot water, alternative enforcement programs)
  • ECB hearings and fines - implementing a hearing representation and violation process to prevent escalation
  • FDNY Violations - the ins and outs of dealing with this agency, and recent law changes
  • Benchmarking - law change

BETTER STEAM HEAT: MAKING NEW YORK CITY'S STEAM HEATING SYSTEMS MORE RELIABLE AND REDUCING EMISSIONS

In New York City buildings, the heating season often means over- and under-heated apartments, banging pipes and radiators, and residents being forced to open their windows to cool off. These common problems with steam heating systems can be solved with relatively simple measures that save money and help the City reduce greenhouse gas (GHG) emissions. Heating systems can account for as much as half of the energy used in a typical large building. Smart steam heating system adjustments can save a building $10,000 to $30,000 a year on energy costs. The City is focused on steam heating systems because they are the most common heating system in large buildings in NYC – 70 percent of large buildings over 50,000 square feet use steam distribution systems to heat the building – and they tend to be legacy systems that are often not well-maintained. This presentation will highlight the assistance provided by the NYC Retrofit Accelerator, a program launched by the NYC Mayor's Office of Sustainability, to help building owners and decision-makers improve the reliability of their steam heating systems and reduce energy costs—without having to replace the boiler system! The NYC Retrofit Accelerator offers free, personalized advisory services that streamline the process of making energy efficiency improvements in buildings that will reduce operating costs, enhance tenant comfort, and improve our environment.

Not every project can achieve LEED Platinum or net zero energy performance. However, there are opportunities in every project to improve energy, water and resource efficiency, health and wellness of occupants and reduce impact on the environment along the way. GBC Members will discuss the varying shades of green that they have achieved on a variety of project types as well as the constraints and opportunities from the perspective of architect, engineer, construction manager and product supplier. Your next project could be greener with minimal effort if planned and implemented right from the beginning, saving you time and money ultimately.
