Residential development can be a profitable endeavor for design firms; however, these types of projects are complex and replete with risks.   According to the AIA Trust, insurers report a disproportionate number of claims against architects related to multi-family housing, especially condominiums, leading to higher rates, higher deductibles and caps on the amount of condo work by an insured firm.

It is imperative that design firms that engage in residential projects understand and manage the risks and legal considerations associated with residential construction.  Learn about the unique issues inherent in residential design-build, mixed-use and residential condominium construction, and the relationship between developer-builders and architects.

Learning Objectives:
1. Survey the unique risks that architects face when participating in residential design-build, mixed-use and residential condominium construction in order to minimize or avoid them.
2. Examine how a clear understanding of each party’s unique roles and responsibilities will reduce project delays, misunderstandings and disputes.
3. Identify key contractual modifications that can help alleviate the risks and challenges of residential design and construction in order to achieve a successful project.
4. Learn where to get AIA resources- tools, contracts and guides developed to enhance your understanding of residential contract and risk management issues to the benefit of all project team members.
